Which Types of Commercial Property Should You Invest In?

When it comes to commercial real estate investment, investors often want to know which types of properties they should consider investing in. This article discusses about 5 groups of properties and reasons why you should or should not consider them.

1. Land: the people who invest in raw land often hope to buy agricultural land near commercially-zoned land at a few thousand dollars per acre. They dream their lot will be re-zoned to commercial in the near future which is worth hundreds of thousand dollars or more an acre. People who convince you to invest in raw land often try to sell you this dream. While this dream actually happens just like it's possible to hit the jackpot in Las Vegas, the reality is most investors lose money or get little return in land investment. It is a very risky investment as land generates either no or very little income. From an income tax viewpoint, land does not depreciate in value so you cannot claim depreciation. On top of that the interest rate to land loan is also very steep compared to other types of commercial properties. So each month, you would need to come up with money to pay for the mortgage while collecting none. You should consider invest in land if you

- Know how to develop so you could convert raw land into a shopping center.

- Know exact what you do and have deep pocket.

- Own the land of a shopping center (you don't own the buildings).

2. Apartments: this is a management intensive investment as the turn over rate is high. The leases are short-termed often at one year of month to month. As tenants move in and out, you would need to spend money to get the unit ready for occupancy. Apartment tenants tend to have higher late payments history than other tenants as they are more often have a tighter budget. If you don't like the headaches dealing with lots of tenants, you probably want to stay away from apartments. The key to successful apartment investment is to

- Control or minimize the expenses. This may sound like a trivial task until you see the expense list provided by the property manager. These expenses include: advertising, accounting, bank fees (for insufficient funds), capital improvement, coin laundry subsidy, cleaning, collection fees, garbage disposal, insurance, landscaping, legal (eviction) fees, maintenance, offsite property management, onsite property management, pest control, painting, repairs, sweeping, security, property taxes, utilities and water.

- Invest only in properties in a good location with no deferred maintenance.

- Stay away from areas with rent control, e.g. Berkeley, Los Angeles.

Otherwise you may end up getting little cash flow or even having negative cash flow. If one of your investment objectives is to get high cash flow, you may want to stay away from apartments. In California, if you own a 16 or more units apartment you must have an onsite manager. This increases the expenses further. In general, apartments are easy to buy and harder to sell. There are always lots of them on any markets. The upside about apartments is they tend to have high occupancy rate as everyone needs a roof over their heads. Due to this fact the interest rate for apartments is often ¼- to ½ percent lower than other commercial properties.

3. Special Purpose Properties: These are properties designed for a specific business, e.g. restaurants, gas stations, and hotels/motels.

- Restaurants: some investors like to invest in brand name fast food restaurant like Burger King, Pizza Hut, Jack In The Box, KFC. These are single tenant properties with long term absolute triple-net lease which often require no management responsibilities from the landlord. However, the rental income or cap rate for these restaurants is often lower in the 5-7% range. Emerging regional brand name restaurants like Johnny Carino's, Back Yard Burger, Zaxby's or Tia's TexMex tend to offer higher cap rate in the 7-8.5% range. However, when you look deeper in the financial statements they may not make a profit yet. The restaurant operators sell the real estate to investors higher cap rate and lease back the property for 20 years. They in turn use the sale proceeds to expand their business by building more restaurants. So if you are willing to take higher risks, you will be rewarded to high income with these emerging restaurants.

- Gas stations: when you buy a gas station, you buy both real estate and the gas station business. Most gas stations also have convenience stores and sometimes several car repair bays. The profit margin for gas is fixed at 10-20 cents per gallon [many customers wrongly blame the high gas prices on the innocent gas station operators] but is pretty high for convenience store. This is considered an owner-occupied property which qualifies you to a SBA loan with as little as 10% down payment is required. If you don't plan to get involved in running the gas station, auto repair and convenience store business, you may want to stay away from gas stations as gasoline is a chemical that could contaminate the soil. Once a leakage occurs and contaminates the environment, it takes years and lots money to clean up the soil. You may even be liable to damages from owners of adjacent properties as contamination may spread out to their properties. It's almost impossible to sell your property as no lenders want to loan the buyers the money to buy it.

- Hotels/Motels: once you buy a hotel/motel, you buy the real estate and a 24-hour-a-day 365-day-a-year business. This business requires hard work, and marketing skills to get the rooms filled. The rooms are worthless if they are vacant. The business tends to be seasonal and may be affected immediately by economic downturns and political events, e.g. 9-11. Many of these properties are owned by Indians with the last name Patel as they seem to work harder and know this business well.

4. Office Buildings: these properties are single or multi-story buildings. The older two-story office buildings without elevators tend to have trouble finding tenants on the upper floor as many service businesses may have physically-challenged customers who cannot walk up the stairs.

- Single-tenant buildings: the properties are used as corporate headquarters of big corporations like Cisco. These big buildings tend to be more sensitive to the economy. Once vacant, it's hard to find a replacement tenant.

- Multi-tenant buildings: these properties are leased by small businesses, e.g. real estate, tax accountants. Investors who purchase these properties want to spread out the investment risks. When one tenant vacates a unit, you lose just a small percentage of rental income.

- High Quality Tenants: most of them have good credits, lot of assets and promptly pay the rent when due.

- Leases: The leases for office building vary from full service [landlords pay property tax, insurance, maintenance and utilities] to NNN [tenants pay property tax, insurance, maintenance and utilities]. The NNN lease is a litmus test on whether the office building is in high demand by tenants or not.

- Medical buildings: these properties are leased primarily by doctors and dentists. A good medical building should be in front of or across the street from a hospital. This makes it convenient for doctors to go back and forth between hospital and their offices. Some investors prefer medical buildings as medical tenants are very recession proof.

5. Shopping/Retail Centers: These centers are mostly single-story and can accommodate wide varieties of tenants: retail and service businesses, restaurant, medical, school, and even church. As a result, this is the most popular type of commercial properties that investors look for. They are always in high demand as there are more buyers and few sellers.

- Multi-tenant strip: the advantage of this investment is when a tenant moves out, you only lose a portion of the total income while you are looking for a new tenant. So you spread out the risks in this property.

- Single-tenant building: The advantage is you just have to work with one tenant. Some of the tenants, e.g. Costco, Home Deport, Walmart, CVS Pharmacy sign 10-20 year lease and guarantee with their corporate assets which could be worth billions of dollars. This makes your investment very safe.

- High Quality Tenants: most of them have good credits, lot of assets and promptly pay the rent when due. They often sign long term 5-30 year leases so you don't have worry about finding new tenants every year. They keep your property in good condition and sometimes even spend their own money to make it look better in order to attract the customers to the stores.

- Triple Net (NNN) Leases: the leases for retail centers are often in favor of the landlord. The tenants pay a base rent and reimburse the landlord for property taxes, insurance, maintenance and sometimes even property management fees. This takes away a lot of risks from you as an investor. The NNN lease in a sense is a litmus test on whether the property is in high demand by tenants or not.

- Ground Lease: occasionally a retail center with ground lease is for sale. When you buy this center, you only own the improvement but not the land underneath. It could be a trophy property but you should think thrice about investing. Once the ground lease expires and the land owner refuses to extend the land lease, you own nothing! So it's easy to buy this center but very hard to sell.

How to survive dorm life

Living in a college dormitory is a unique, once in a lifetime experience. While some students certainly make themselves miserable by focusing on the negatives such as limited living space, little privacy and community bathrooms, having the right mindset can make your stay in the dorm one of the most exciting and rewarding experiences of your life. Here we provide tips for making the most of your time living in the dorm:

-Establish and maintain open communication with your roommate. Sharing an already small living space with a roommate may be the biggest challenge in dorm living. Whether you are living with a friend or have just met your roommate for the first time, it will behoove you to discuss important issues up front. Some examples may be the time each of you goes to bed and gets up, whether you are comfortable sharing food or clothes, and your perspectives on visitors. Be sure to respect your roommate. Remember that school is the reason you are there in the first place, and do not interfere with your roommate's ability to sleep and study. While mature, effective communication skills may take some time to learn, they will benefit you in countless situations in the future.

-Be sociable. Building friendships is perhaps the most beneficial, long-lasting perk of dorm life. Living in a dorm is probably the only time in your life that you will live so closely to so many people your age who are going through the same life experiences as you are. You never know when the next person you meet is going to end up a lifetime friend, so keep an open mind and do not hesitate to say hello to your neighbors in the elevator.

-Keep your eye on the prize. At times, living in a dormitory surrounded by other students your age can be a little too much fun. Remember that if you want to graduate college, academic commitments come first, and socializing comes second. One thing for certain when you live in a dorm is that there will always be something going on, and it can be tempting to participate in every social event and let academics fall by the wayside. Many college freshmen only make it through their first year for this very reason, so make friends, but study first.

-Keep a sense of perspective. Try not to dwell on the minor inconveniences that inevitably come with dorm life. Sure, you have to wear flip flops in the shower and share a bathroom, and your furniture only consists of a bed and a desk. But remember, you are going to college so that you are able to create the career and life you want for yourself in the future, something no one has ever achieved without making sacrifices. There is a time in life for everything. You have plenty of time to live alone in a nice apartment or house, have a full set of furniture and a luxurious bathroom. But to get there, you have to start somewhere, and the convenience and cost-effectiveness of dorm life is truly a great place to start.

First Massage Treatment

A frequent question that I hear from new clients is "My (Aunt Betty) had a massage, and she was so sore she could hardly move the next day. Will I be sore, too?"

We have all heard horror stories about the therapist who had bone-crushing pressure and didn't listen when asked to back off. I've heard another client of mine tell me that when she asked her (previous) therapist to lighten up, the response was "I'm not using a lot of pressure, and it has to hurt to work."

I'm hear to tell you that this is NOT the case - and that massage can be very effective when applied with moderate pressure. It takes intuition, experience and time to learn just how much pressure the tissue (and a client) can take, and this amount of time varies from therapist to therapist. I'd also like to add that your massage therapist should never brush off indications of pain - as a massage therapist myself I wouldn't go to someone else who seemed to have no regard for my pain tolerance.

Does Massage Therapy "have" to hurt?

Let me put it this way - it is normal, especially if you've never had a therapeutic massage before, for muscles to feel a little stiff or sore after a treatment. I think of it much the same as working out, after all, muscle tissue is being manipulated and worked, so a little discomfort is not unusual. If a person has never been to the gym before, it is not a good idea to ask him or her to leg press 100lbs, any more than it is wise for a massage therapist to put all of his or her weight behind their elbow as they perform muscle stripping on the back of a new client. Either way you look at it, if you've never had a treatment before, you have NO idea how your body will react or how much pressure is "enough", and the therapist really has NO idea what "deep" means to a client. Depth of pressure is very subjective, and pain is a subjective response - what hurts to client A might feel great to client B - there is just no way to tell.

It didn't take me long to learn that the size of the client has absolutely no bearing on how much pressure he or she can take. I have been able to use deep pressure effectively and painlessly with some very small women, and much less pressure with some very muscular and burly men. My approach is now this - when I first start treating a new client, I use broad, firm pressure, and resist the urge to "go deeper" even at their request. What I tell them before they get on the table is that the first treatment I will be very moderate because I'm not sure of how they will react - they may feel great in the days following the treatment, in which case next time I will go deeper. (here's a question to consider - does the saying "the customer is always right" apply in this scenario?) If my client feels not so great in the days following a treatment, then I know I need to do something different and will adapt subsequent treatments to suit my client.

In a nutshell, what I would tell a client is that while some discomfort is normal, your request to a therapist to lessen the pressure should never be ignored or brushed off. You are paying for a treatment, and you always have the right to stop or modify what is happening (an FYI in case your therapist doesn't tell you this.) If you are a therapist, especially a new one, take the time to listen to your client and his or her muscle tissue - not everyone is created the same, and it does take time to learn how much is "enough". Also, be sure to advise your client of any possible side effects or risks associated with the treatment (informed verbal consent), and let him or her decide what is right for their body.

But, if you're thinking of racing to the store and purchasing a tub of over the counter pesticide, you should be aware that in it's Citizen's Guide to Pest Control and Pesticide Safety, the Environmental Protection Agency advises that "one of the greatest causes of dangerous pesticide exposure to humans is the use of pesticides in and around the home."

In addition, the Natural Resources Defense Council (NRDC) reports that,

"The pesticides we use to control weeds and insects in and around our homes can be significant health hazards. Exposure to certain pesticides is associated with health problems ranging from skin rashes to nervous system disorders and cancer."

Those with children could be at an even greater risk. According to the NRDC, "children are at the greatest risk of harm because of their hand-to-mouth habits and still-developing nervous systems."

With that in mind you may want to opt for a professional pest controller. But how do you know if you're getting one that is qualified?

According to James Whidden, President of Mug-A-Bug Pest & Termite Control in Colorado, there are a few questions wise customers should ask before hiring a professional exterminator, such as: "Are they licensed by the Dept. of Agriculture in their respective state? Are they bonded and insured?"

Widden also suggests that customers ask if the exterminator is using chemicals that originate from the original manufacturer or if he or she uses any products that are formulated in house?

"You have to assume that if you're hiring a professional exterminator, they are educated on the proper products for the pest being treated," he says. "But you will not have an absolute guarantee that is the case. If the products are in their original containers you should be ok."

Jeff Eisenberg, President of Pest Away Incorporated in New York City, agrees that a thorough interview is essential to picking the right pest control professional.

"They should ask if they are licensed and, more importantly, if all of their technicians are licensed and certified," Eisenberg says. " They should be prepared to show proof at time of service and they should make sure they have a BBB rating that is A or higher."

Eisenberg also says customers should make sure that the pest control specialist has been in business for a good while and runs a successful and stable business.

"You want to see if they work out of their house, which may indicate a rinky-dink operation "he says, "They should ask for references of places they have done and ask about warranties. "

Many sufferers of infestations worry about the cost of hiring a professional exterminator. And, despite the risks, they decide to employ their own methods to try to solve their pest problem.

According to Eisenberg, this can be a big mistake.

"Almost all of the poisoning mishaps in this country are from do-it-yourselfers," he says.

Whidden also warns against a do-it-yourself mentality when it comes to pest control.

"Choosing the proper product is absolutely essential," he says. "For example, with Ant Control, certain times of the year an ant will be feeding on protein, instead of sugar. If you choose a sweet bait and their feeding on protein at that time you will have an improper result of control."

Whidden says you should choose a professional pest controller for the same reasons that you choose a surgeon for your surgery: you want the job done right and precise.

"A professional knows the biology behind each pest that he is treating," he says. "In most cases the homeowner is throwing some sort of chemical at the pest hoping they get lucky."

Whidden says a professional is looking for food source, harborage, and other conducive conditions that will enhance the problem. Acoording to him, chemicals are not always the answer and that educating the customer many times resolves the issues at hand.

In addition to their confusion about who to call, many people may also feel anxiety about balancing the desire to rid their home of pests with the worry about endangering their family with toxic chemicals. For those, individuals, Integrated Pest Management (IPM) may be the answer.

(IPM) is a technique that the EPA says is "an effective and environmentally sensitive approach to pest management that relies on a combination of common-sense practices." is is a useful method which Eisenberg says his company has been using since the very beginning over 19 years ago.

"This method is a philosophy of solving pest problems by utilizing as little to no pesticides as possible," he says. "The way this is accomplished is by correctly identifying the source of the problem and correcting it. This can be achieve by cleaning up an unsanitary area, building the pest out of the structure, fixing a leaky pipe, and sometimes if necessary, using a mild material that is targeted right at the infestation."

Whitten agrees that IPM definitely works and has been around for several years. Unfortunately, he says, a lot of organizations are slow to adopt it.

"Education goes a long way in pest control." he says. "Many times that is all it takes.

Eliminating the source that the pest thrives in will always have a positive result."

House Renovation With Fittings

What on earth does this mean? Well if you are looking to sell your house and want to do as little as possible before you sell it then one of the easiest ways is to renovate with fittings i.e. renovate your house by replacing the fittings around the house. So what are some of the fittings that you can renovate your house with - the first that comes to mind is door handles. Have you noticed that these fittings often look shabby, old and knocked about. Have a look at the handles of your bedroom cupboards, kitchen cupboards and general doors. I'm sure you'll find that those particular fittings are looking a little worse for wear. Now imagine going out and buying a whole new set of handles at your local hardware store and replacing all of those old worn out ones back home. This is simple house renovation with fittings.

Next I would be looking at your windows. What sort of coverings do they have? Curtains, Holland blinds, venetian blinds? Usually whatever it is these are also starting to look a little worse for wear as well. When renovating with fittings, I generally look at replacing the window coverings with Holland blinds. These are the blinds that roll upwards into a roll at the top, using a cord at the side to control how far up or down they roll. It's easy to source very cheap Holland blinds and they always look crisp and clean provided they match the colour scheme of the room - which will be the case if the colour scheme is subtle and not blaring in your face. The next step to house renovation with fittings is looking at the light switch coverings. These often have bits of left over paint splashed on them or if they are a white colour, have often gained a yellowish tinge from age. If these fittings are modern, it's possible to just buy the covers and snap the old ones out and the new ones on without the help of an electrician. But if they don't have this face plate, you will have to hire an electrician for half an hour to go around the house and replace them. Are you getting a feel for what renovation with fittings is ?

The next step to renovation with fittings is your taps. Believe it or not, certain styles of taps go out of fashion and they also begin to look very grotty after a couple of years. A good scrubbing can help, but often replacing them will improve the look of the room drastically, whether it be kitchen or bathroom. Time Management Lessons For Pre-schoolers

We live in a busy world, and we need to be in control to reduce our stress levels. Being organised is a key element in reducing stress. Some people are excellent at being organised, for others it is a constant battle of prioritising, dealing with urgent and important tasks plus the never ending list of daily tasks.

Being organised is a skill and sometimes as busy adults it can be easier to "just do it" rather than spend the time negotiating with the children to take responsibility for their actions and belongings.

I can set the dinner table in two minutes and its not a hard task, however if I get the children to set the table over a year that two minutes adds up to over 12 hours. Wow that's just setting the table, what about:

- making the beds
- putting the dishes away
- packing and unpacking school bags
- and the biggest annoyance for me, putting shoes away.

My job is a professional organiser - I can organise events, offices, systems, etc and it is from this experience that I realised what I thought as basic skills, many people just can not manage. Being a working mum with my own business and 3 children [plus my husband!], I realised that I should start "organisational training" at an early age for the children.

It is gradual learning but I have committed myself to the process. I have decided to share my skill of being "an organised person" with my children. [Given up on my husband!]

It is important to acknowledge that at certain ages, each child has a different skill level so expectations need to be adjusted regarding what I would like them to be responsible for. My 4 year old knows:

- to take her shoes from kinder off outside and empty the sand
- place her shoes on the shoe rack
- place her kinder bag in the spot reserved for kinder and school bags.

My 7 year old has different responsibilities to my 9 year old and every so often I review my expectations of them. It is also important to acknowledge that different children react very differently to these expectations.

My 9 year old son is always willing to help and assist and I love asking him to help because I will not have any problems, he will be polite and go and do the job without hassles. My 7 year old daughter is different, I have to take a deep breath as I ask her to assist, then wait for the "do I have to?" at which I say "yes you do sweetheart" with a loving smile, then ask her again a couple of minutes later with a different tone and continue to ask so she understands by not reacting immediately you DO NOT get out of doing the job.

Key factors in teaching children organisation skills are:

- ensure the tasks are age appropriate
- explain each task until they fully understand the concept and what is expected of them
- be persistent
- be polite
- establish a routine [school bags are emptied as soon as you get home from school]
- use a list as a prompt if that helps
- the list can include photo's

Remember children react differently but at the end of the day it is a life long skill that you are passing onto your child. It really is worthwhile investing the time NOW while they are young and impressionable. The key is perseverance. Keep telling yourself that next year when the kids are trained to set the table you will have an additional 12 hours to yourself.

The house dust mite, is a cosmopolitan guest in human habitation. These mites thrive in modern, fully carpeted, double-glazed, draught-proof homes and lives comfortably at 25 deg Celcius and a humidity of 75%.

Dust mites live on shed human skin cells, predigested by a fungus called Aspergillus repens. It is particularly common in carpets and bedding. General cleaning does not remove these mites. In this article, we will take a look at effective ways to control dust mites.

Most of us take the following measures to control dust mites using regular cleaning equipment and chemicals:

  1. Regular vacuum cleaning (especially with high-efficiency particulate air (HEPA) filters)
  2. Regular damp dusting of surfaces
  3. Replacement of carpets with vinyl or tile floors
  4. Covering of mattresses and pillows with impervious materials
  5. Use of chemicals (acaricides) to kill mites
  6. Use of fungicides to kill Aspergillus
  7. High efficiency particulate air filters (HEPA)

The use of high efficiency particulate air filters will assist with the removal of dust mites in household and other environments. Nowadays, vacuum cleaners are HEPA rated, so it is advisable to look for this rating when purchasing a vacuum cleaner.

HEPA rating is a confusing term as so many manufacturers and end-users misuse it to sell their products. In Europe, HEPA is a range of filtration from 85% to 99,995% of particles 0.3 microns in size or larger. (HI0-HI4) For anything better than HI4, the rating scale changes to ULPA (Ultra Particulate Air) 99.9995% to 99.999995% @ 0.3 microns is considered ULPA in Europe. In the United States, a HEPA filter is understood to be at least 99.97% efficient at 0.3 microns. Higher efficiencies can be specified, such as 99,999% but there are no classifications applied. (e.g. H13) as in Europe.

It is also essential to distinguish between HEPA-tested and rated vacuum cleaner and a HEPA filtered vacuum cleaner.

  1. HEPA tested and rated vacuum cleaner.
    HEPA tested and rated vacuum cleaners achieve total filtration of 99.99954% at 0.3 microns.
  2. HEPA filtered vacuum cleaner
    A HEPA filtered vacuum cleaner - only the filter system has been tested, not the entire vacuum system.

Why is it important to distinguish between the two systems?

HEPA tested and rated vacuum cleaners have been tested for any leaks that might occur - i.e. the possibility of minute leaks in the vacuums system and filters where the air might bypass the filters. That includes the canister as well.

HEPA filtered vacuum cleaners on the other hand have just been tested for the filters itself and not the canisters.

When purchasing cleaning equipment, clients should take these factors into consideration. Questions that should be asked should include the following:

Which type of application needs to be cleaned?
Must the environment be clean and dust-free?

HEPA filtered vacuums works well in commercial applications where the indoor quality of the air should be clean. In cases (for example laboratories) where the air must be both clean and dust-free, a HEPA tested and rated vacuum would be best to use.

Please consult with your cleaning equipment supplier when deciding upon the best equipment to use for your application. It might be worth your while to invest a bit more in order to obtain a clean and dust-free environment.
